Accurate pricing, thoughtful preparation and marketing that reaches real buyers. You’ll know exactly where things stand at every stage.
The Seller Roadmap
This is the exact process I follow with every seller. You’ll always know which step we’re on and what comes next.
Find the right agent for you. Ask hard questions and choose someone who answers them honestly—not just someone who tells you what you want to hear.
We review comparable homes and establish a price grounded in real market data, not wishful thinking.
We prepare your home so it makes the strongest possible first impression on the market.
Your home is professionally photographed. Most buyers decide whether to visit from the photos alone.
A strategic marketing plan ensures your listing reaches the widest pool of qualified buyers.
Your home goes live on the MLS and syndicates out to the major search portals buyers use.
We review every offer together and I explain the terms, not just the price at the top. I provide an estimated seller net sheet so you have a clear picture of what you will walk away with.
Once you accept, your home is officially under contract and the inspection period begins.
Together, we consider any repair requests the buyer makes, and I advise on what is reasonable to concede.
Time to hand over the keys. We coordinate settlement so closing day is uneventful.
Pricing Matters Most
A home priced correctly from day one attracts the most attention during the window when buyer interest is highest. Overpricing does the opposite. The listing sits, buyers assume something is wrong with it, and the eventual price reduction typically lands below what the home would have brought had it been priced right initially.
I’ll show you the comparable sales, explain how I arrived at the number, and give you my honest recommendation. Then the decision is yours. What I won’t do is inflate a number to win your listing and quietly push for reductions a month later.

Sellers often over-invest in the wrong improvements. These are the ones that consistently pay off.
The highest return of anything you can do, and it costs almost nothing. Clear surfaces and pared-back closets make rooms read larger in both photos and showings.
Nothing refreshes a home more affordably. Neutral tones let buyers picture their own furniture and belongings in the space.
Running toilets, sticking doors, burnt-out bulbs. Individually minor, but together they signal deferred maintenance to a buyer walking through.
Trimmed landscaping, fresh mulch and a clean entry. Many buyers form an opinion before they reach the front door.
Buyers scroll listings on their phones. Quality photography is what earns the click and the showing request, and I arrange it for every listing.
Open blinds, clean windows, matched bulbs at full brightness. Coastal Virginia light is a genuine selling feature when you let it in.
Seller Resources
All ten steps of the selling process in order, so you always know what comes next.
A room-by-room walkthrough of what to handle before your home goes on the market.
Exactly how to prepare each room the day before your professional photography session.
Seller Questions
I prepare a comparative market analysis using recent comparable sales in your immediate area, then adjust for your home’s condition, updates, lot and location. Automated online estimates can be off substantially because they can’t see inside your home or account for street-level differences that genuinely affect value.
Usually less than you think. Paint, deep cleaning, decluttering and small repairs deliver the strongest return. Major renovations rarely recoup their full cost at sale. I walk through your home before we list and tell you plainly what’s worth doing and what to leave alone.
Market conditions, price, condition and location drive the timeline. A well-priced, well-prepared home in Hampton Roads generally sees serious interest within the first few weeks. After you accept an offer, closing typically takes another 30 to 45 days.
Typical costs include agent compensation, settlement and title fees, recording fees, prorated property taxes, and any repairs or credits negotiated with the buyer. Before you list, I’ll give you a written net sheet estimating your actual proceeds so there are no surprises at closing.
It depends on your finances and risk tolerance. Selling first gives you certainty about your budget and a stronger offer position, but may mean temporary housing. Buying first is more convenient but carries the risk of carrying two mortgages. We’ll map out the sequencing and contingency options that fit your situation.
Let’s Talk
Whether you’re months away or ready to move now, a conversation costs nothing and usually answers more than you expect.
